Preconstruction Services- Blue Northern Builders, Inc. specializes in all facets of the preconstruction process including space planning, entitlements, and architectural and design plans. We navigate our clients through all of the necessary steps to obtain all of the required permits for their project.
Value Engineering- Through the design-build and architectural process of designing a project with you, BNB may suggest alternative design ideas and materials when necessary to keep the project within budget while still meeting your needs and design requests.
Construction- While construction schedules are one of the top priorities for BNB, schedules are met without sacrifice to detail and the level of quality that Blue Northern Builders, Inc. expects from themselves. As part of an interactive business approach, clients are invited to job walkthroughs, key meetings, and site visits, and are continually kept abreast of how the project is going. While client involvement is welcome, it’s not uncommon for some clients to walk away from the minute details and be pleasantly surprised when they return weeks later to have their project completely finished and on schedule.
Completion- The final outcome of any project is as important to BNB as it is to our clients. As our motto says, “When you look good… we look good”. At the completion of the project, you’re ready to move into a fully functional “Turn Key” office.

What is Design-Build?
In recent years design-build (D/B) has become a popular form of project delivery. In its simplest form, D/B is a collaboration of the owner, the design professionals, and the general contractor to both design and build a construction project. Traditionally, the owner would engage design professionals and they would design the project. When the construction documents were complete, the owner would solicit bids from contractors. On many occasions the projects were way over budget and the plans had to be redesigned to reduce costs. The main objective for using D/B is to control costs. As the design is being prepared, the contractor creates budgets for the various components in the project. Normally the mechanical, electrical, and plumbing trades are also part of the design-build plans.
When employing the design-build method, the entire D/B team is assembled at the very beginning of a project and all work together to provide input to insure that when the project is completed every detail is included per the owner’s needs, and that the project is completed within budget. Another term for this method is Integrated Project Delivery. In addition to identifying the costs early in the design process, change orders are greatly reduced.
